Understanding Your Health Score
Every property in Oakden Property receives a Health Score from 0 to 100. This score gives you a clear, at-a-glance understanding of your property's overall condition and maintenance status.
Score Grades
| Grade | Range | Meaning |
|---|---|---|
| A | 90-100 | Excellent — Your home is well-maintained with no significant issues |
| B | 75-89 | Good — Minor issues exist but nothing critical |
| C | 60-74 | Fair — Some issues need attention in the near future |
| D | 40-59 | Needs Attention — Multiple issues or deferred maintenance accumulating |
| F | 0-39 | Critical — Serious issues require immediate action |
What Affects Your Score
Your health score is calculated from four main factors:
Active Issue Severity Every open case on your property reduces your score based on how severe it is. Critical issues deduct the most, while low-severity issues have minimal impact. Resolving cases restores those points.
- Critical severity: significant deduction
- High severity: moderate deduction
- Medium severity: small deduction
- Low severity: minimal deduction
System Status Each tracked system in your property (HVAC, plumbing, electrical, roof, foundation, etc.) has a status. Systems marked as critical or needing attention reduce your score. Systems in good condition have no negative impact.
Assessment Recency Properties that have not been assessed recently receive a penalty. If it has been more than a year since your last checkup or diagnosis, your score decreases. Regular assessments keep this factor positive.
Repair History Logging completed repairs earns you bonus points. Properties with more resolved issues than active issues receive an additional boost. This rewards proactive maintenance.
How to Improve Your Score
- Resolve open cases — Address issues starting with the highest severity
- Update system statuses — Mark systems as "good" after they have been serviced or inspected
- Run regular checkups — Even quick seasonal assessments keep your recency factor healthy
- Log completed repairs — Every repair you document contributes to your score
When Does It Update?
Your health score recalculates automatically whenever:
- A new case is created from a diagnosis
- An existing case is resolved or updated
- System statuses are changed
- A repair is logged
You do not need to manually trigger a recalculation. The score on your property dashboard is always current.
Score History
Your property dashboard shows how your health score has changed over time. This trend line helps you see whether your home is improving or declining, and it gives you documentation of your maintenance diligence for insurance or resale purposes.
